Knowing I am not a lawyer and you are very likely not one either can we please get a few easement myths out of the way?
The deed you have and the title report you have VERY LIKELY does not show current and legal easements on your parcel. WHY? Because most of the easements in Ocotillo Wells were granted for public roads back in the 1920’s and they do not expire from non use. YOUR TITLE COMPANY IS TOO DAMN LAZY TO PROPERLY SEARCH THEM OUT AND LIST THEM. That is why I went to some specialists in title searches and provided them the date range and grantor (Borrego Land Company) to get easements that run across other parcels to parcels that I own. (Unfortunately Chain-Tech is no longer operating and I have not found a suitable replacement.) Does anyone know of a competent title search firm that will go back 100 years?
The Main Street Easement provided by the Collins Clan Trust and used to defend the closure of Main Street by OP llc. is linked below. (The Main Street that crosses SR-78). There are several missing signatures on this document and is probably the best example of the first attempt to have an association of landowners work together for the common good and the worst example of how to construct an easement.
The big question I have for this document is what properties did each signatory own that are now bound by this? We have the names and the year. Any volunteers?

Many of the other 253-390-XX easements are the result of the VERY EXCELLENT services of Kirk at CHAIN TECH INC. in Santee Phone 619-449-2683
He has a lease on the Chicago Title database and he is an expert at using it. For reasonable cost he found the easements for 9 parcels that I asked them for. This was less than $500 for all nine. Please note that I was very specific in asking only for the deed from Borrego Land company in a very narrow period of years and I provided them with a lot of information I had from others. I did not ask for a title search, chain of title, or title report. As you may know a single title search on a single property can cost more than that. If you do decide to use Chain Tech please let them know that you heard about them from OcotilloWells.NET.
